The Markham Condo report may be a bit more confusing than the housing report. Especially when you look at the Condo Apartment. How is it that the average price has decreased compared to 2012?
What is going on here? 2 things.
First there were fewer condos sold (29) in 2012 versus (53) in 2013. Second in 2012 there was a condo at 7071 Bayview Ave that sold nearly 2 million dollars which skewed the results. Hence your average price is higher in 2012 than 2013.
That explains the anomaly of why the stats show the average condo prices falling in December 2013 than rising as it has most of the year.
